LOCATION
Ripley is a town in the Amber Valley area of Derbyshire, located approximately 11.7 miles (18.8k) northeast of Derby, 14.2m (22.9k) northwest of Nottingham and 37.3 miles (60k) south of Chesterfield. The site is located on Peasehill Road, approximately 1 mile (1.6k) south of Ripley Town Centre. Peasehill Road connects with Derby Road where regular buses give convenient access to Ripley and surrounding Town Centres and an excellent range of amenities.
 
The site benefits from excellent commuter links; the A610 which connects with Nottingham is situated approximately 1 mile (1.6k) to the east, the A38 which connects with Derby is located approximately 2 miles (3.2k) to the west and J28 of the M1 is situated approximately 4 miles (6.4k) to the north.

The site comprises the former Evans Concrete Yard. Having taken into account the boundaries shown in red on the cover plan, the site extends to approximately 3.28 acres (1.33 ha).
 
It should be noted that the existing site access, adjacent to the Public House at 100 Peasehill Road will be closed. A new access is to be provided at 90b Peasehill Road. 90b Peasehill Road is included in the sale.
