As an ingoing tenant it is essential you establish what condition the property is in prior to signing the lease. Failure to do this can, and does, cost tenants thousands of pounds in unexpected repair costs.
If you are taking a lease on Full Repairing and Insurance terms you are responsible for the upkeep of the property. If the lease contains the wording to "put and keep in good repair", you not only have to maintain the property, you also have to pay any additional costs to bring it up to a good standard.
Rob Jones of BB&J recently carried out a Schedule of Condition on a shop unit in Derbyshire on behalf of the prospective tenant. He found, and documented, disrepairs totalling some £10,000, all of which the tenant would have had to pay for himself, had he not had a Schedule prepared!
The cost of the Schedule: £1000. The saving to the client: £9000.
