Risky Business
24/01/08
When choosing a letting agent, it is crucially important to make sure that they check out your prospective tenants as comprehensively as possible.
Boxall Brown & Jones have a specialist property lettings section which deal with a wide range of rented properties and each prospective tenant is subject to a detailed tenant referencing system so that we can make sure we find the right people for your property!
Most landlords needs are predictable; no gaps in tenancy, tenants paying their rent on time and not causing trouble or damage to their house. By checking the tenants out carefully, before the tenancy begins, we are able to ensure that the landlords requirements are achievable. As quality tenants are less likely to default on rent or cause problems at the property, even though it might take a little longer to check out and choose the very best people it always proves to be worth it in the long run.
Tenant Referencing
Boxall Brown & Jones employ the services of Endsleigh to provide a comprehensive tenants referencing service to ensure that wide data searches are undertaken on any prospective tenants. This includes income validation and examining of historical data, to gain a complete picture of an individuals reliability and the likelihood to default on rent. We undertake full reference checks with the previous landlord, current employer or accountant in the case of the self employed applicant.
Tenants Deposit
All tenants renting a property through Boxall Brown & Jones have their deposit protected by the Tenancy Deposit Scheme, which ensures that if there is a dispute with the deposit at the end of the tenancy, all monies are proportioned properly between the landlord and the tenant. In addition, Boxall Brown & Jones are members of the Royal Institution of Chartered Surveyors and National Association of Estate Agents who have strict codes of conduct on the handling on both clients money and return of deposits.
Health & Safety
Adhering to the health and safety regulations for gas, electric, fire safety furniture etc is not only a legal requirement, but reduces the risk of costly callouts and insurance claims if something goes wrong. Boxall Brown & Jones are able to advise you on how to keep the to the right side of regulations and ensure that you and your tenants are fully protected.
Specialist Insurance
Standard household policies will not always cover for all the risks of being a landlord. Instead, specialised insurance packages can be arranged through Boxall Brown & Jones. As well as landlords building, contents and liability insurance, additional legal expenses and rent guarantee protection could safeguard the landlord from unexpected costs and lost income. Further details can be obtained from our office.
Regular Checks
In addition to preparing a detailed inventory on the property before the tenancy commences and taking digital photographs of the property throughout, Boxall Brown & Jones will inspect the property on a two/three month basis to ensure that the tenants are looking after the property in accordance with your requirements.
